Gimaev, director of real-estate agency “Ars-Nedvizhimost” A. Khabibullina and director of real-estate agency “Megalit” A. Khasbiullina was held in “Pro Gorod” newspaper editorial office today.
Participants discussed some reasons of sharp rise in prices in the market of secondary and new housing and the segment where there was a sharp jump. Prospects of Kazan real estate market for the next years and ways of housing construction development (directions, programs) were also spoken about.
A.I.Hasbiullin points out one of the reasons of a sharp and high jump in prices of real estate, it is tight time frames for a potential buyer. Real estate is certainly a good investment instrument. And if an unstable economic situation is to be taken into consideration, there is not any other best instrument for capital storage.
I.S. Gimaev confirms the fact of instability in economy. In addition, he mentions the influence of state programs (veteran’s housing, social mortgage) under which housing of economy class is the first to be purchased. Besides, small quantity of new residential projects is the reason for it.
Today we have a small difference in the prices between secondary and new housing. A.A.Habibullina observes prices disbalance and complains about unavailability of price control in this sphere.
In the course of discussion there was touched upon the program of rental housing. Profitability from rental housing is not so high. However, according to I.S.Gimayev, the creation of this sector will allow to provide labor migration and availability of housing rent for any category of citizens.
